Development & Assistance Program

The Development and Assistance Program helps property owners and businesses expand, upgrade, and create workforce housing in downtown Ocean City. If your property is located south of 17th Street, you may qualify for financial assistance to build new housing, renovate existing units, or convert other structures into much-needed workforce housing.

With funding from the Maryland Department of Housing and Community Development, OCDC is committed to increasing and improving workforce housing options to support the local economy and community.

Financial Assistance

OCDC provides grant funding for demolition, new construction, and renovations:

  • Demolition Grants – Covers 50% of demolition costs (up to $10,000) for workforce housing projects.

  • New Construction Grants – Based on project cost:

    • $250,000 or less → $10,000

    • $250,001 to $500,000 → $15,000

    • $500,001 to $750,000 → $20,000

    • Over $750,000 → $25,000

  • Renovation Grants – Covers one-third of eligible renovation costs (up to $10,000).

  • Can be combined with other OCDC grant programs (total funding cannot exceed one-third of total eligible costs).

Eligibility

To qualify, applicants must:

 

  • Be a property owner or business owner developing long-term workforce housing.

  • Hold a current Ocean City business license (if operating a business).

  • New Construction

    • Demolition Costs

    • Surveys & Site Preparation

    • Engineering & Architectural Services

    • Government Fees

  • Renovations & Upgrades

    • Interior Remodeling

    • Windows & Doors

    • Drywall & Painting

    • Electrical & Plumbing Work

    • HVAC Installations

  • Other OCDC-approved improvements for workforce housing conversions

Obtain a proposal from a licensed contractor.

Apply

Fill out and submit the Development & Assistance Program Application

Submit Documents

Provide the contractor's proposal alone with your application

Step 5

Board Review

The OCDC Board will review your project and determine funding.

Step 6

Approval

If approved, you'll receive an award lettter and next step.
